How Does The $495/$1995 Program Work?

Since we don’t charge any listing commission, our program would save you nearly 50% in commissions if an agent sells your house compared to that of a typical full service listing.A $250,000 house would save you the typical 3% listing commission or $7,500 (minus the small flat fee). We are local and have been doing flat fee listings in NW Ohio for the last 15 years and we are now opened up and servicing SW Florida.Our Flat Fee MLS program also allows you to sell on your own (For Sale By Owner) without paying any commissions if you sell to your own buyer thus saving you nearly 100% in commissions. Whichever way your house sells, you will save major dollars!

 
It’s simple. Here’s how it works
 
 

 

You pay a small one time fee ($495) and your house goes into the local Realtor® MLS. It’s the same exact MLS the local Realtors® use plus it appears on all the major real estate sites like Realtor.com, Trulia.com, Zillow.com, Homes.com and many more. Your listing also appears on all local Real Estate Company and Agent web sites. If you find a buyer we charge an additional ($1500) at closing and we handle all the details for you.
 
● You do not pay a listing commission… ever. You save about 50% right there by not paying a 3% listing commission.
 
● There is no price limit on the house, the more expensive the house, the more you save!
 
● If a broker sells your house, you pay them the agreed on commission that you decided when you listed your house in the MLS (2.5-3%). Only when your house closes do you pay a selling commission, if any.
 
 
● You can continue to sell on your own (For Sale By Owner) and pay no buyer agent commissions if you sell it to your own buyer. MLS brokers will also be trying to sell your house. Either you sell it yourself or a broker sells it, whichever comes first.
 
● Agents will be calling us directly. You will not be responsible for arranging appointments, showing the house or follow up, but you can do an open house if desired and we will advertise it in the MLS. We get your house maximum exposure but you do some of the work and save about 50% in the process. With a typical $250,000 house, you would save about $7,000 and still get the benefit of the MLS. Remember you are saving the 3% listing commission for your efforts.
 
● You sign up for the service, fill out the disclosures and your listing is in the MLS usually within 24 hours after you complete the listing forms.
